Garden Suite Permit Drawings
A complete, permit-ready set for your backyard suite. One fixed price: $3,500 + GST.
Thinking about building a garden suite for rental income, family, or a home office you can actually live in? The hardest part usually isn’t the build. It’s getting a drawing set the City will approve. That’s what we do.
Who This Is For
- Homeowners in Whitehorse who want a detached rental or family suite in the backyard.
- Owners converting a garage or shop into a suite.
- Builders who need a clean permit set for a client’s suite.
What You Get for $3,500 + GST
- A zoning check for your lot: zone, how many units you’re allowed, site coverage, setbacks and height.
- A site plan showing the suite, your house, parking, access to the street and the service route.
- Foundation, floor and roof plans.
- Four exterior elevations and a building section.
- Wall, roof and floor assemblies detailed for Yukon winters.
- Window and door schedule, including egress.
- Everything the City needs for the development permit and the building permit.
- Two rounds of revisions, and corrections to our drawings if the City asks for them.
The fixed price covers a single-storey detached suite up to 1,000 sq ft on an urban Whitehorse lot, with a simple footprint and roof. Lofts, suites over garages, conversions and country residential lots are quoted up front as an upgrade, so you know the price before we start.
How It Works
- Free fit check. Send your address or lot size and a rough idea of what you want. We’ll tell you if a garden suite fits and roughly where.
- Fixed quote and deposit. You get a written quote. Work starts with a 30% deposit.
- Preliminary plans. Floor plan and elevations for your review. Two rounds of changes included.
- Permit-ready set. The full drawing set, ready to submit to the City.
- City review. If the City asks for corrections to our drawings, we make them.
Incentives That Can Help Pay for It
The City of Whitehorse and Yukon Housing Corporation both encourage new suites. Depending on your project and location, you may be able to have the City’s development cost charge waived, and rental suites may qualify for a Yukon Housing grant of up to $10,000. Program details and funding change, so check with the City and Yukon Housing before you count on them. We supply the drawings those applications ask for.
Common Questions
Can I put a garden suite on my lot?
Garden suites are allowed in most Whitehorse residential zones. Whether yours fits depends on lot size, setbacks and what’s already there. The free fit check answers that.
Can I convert my garage or shop?
Often, yes, if it meets the zoning setbacks and can be brought up to building code. We measure the existing building first, then design the conversion.
Do I need an engineer?
Most simple suites don’t. If yours does (unusual structure, poor soils), we’ll tell you early. Engineering isn’t included in our price.
What else will I pay?
City permit fees, any development cost charge, and utility connections. We’ll point you to the current City fee list.
Do you work outside Whitehorse?
Yes. Most of our work is remote. Communities outside Whitehorse have their own zoning rules, so those are quoted individually.
